THE GREAT HOUSE:

This is an excellent stone and timber building of three stories, an excellent example of the traditional construction of West Indian great houses and displays many admirable qualities and interesting features of that period.

The ground floor is constructed in hand hewn local volcanic stone which forms the "cellar" and storage area for the hotel.

The upper floors are of timber construction. The roof is timber sheathed in split cedar shingles. The original building which dates back to 1720 was subject to extensive renovations that were carried out in 1968, among other things was the insertion of a concrete floor over part of the Western section of the building.

Kitchen (17'0" x 280" overall) Timber structure with concrete and concrete block work base. Two doors lead on to rear veranda. Fitted units and adequate equipment. The kitchen has recently been expanded and modernised.

Toilets (Male and Female.) (23'3" x 18'0" overall) Sited against a retaining wall on the North and by the Patio on the West, Concrete floor with vinyl and quarry tiles. Fittings include two wash hand basins, four toilets, two showers and a urinal.

Cottage Units

These units, with the exception of Units 5, 6 and 11-15, are built as duplex units. The units are constructed from rendered reinforced concrete block work with close boarded pitched roofs having exposed rafters and sheathed in asphalt shingles. All units have en suite bathrooms half tiled, with shower, toilet and wash hand basin. The floors are vinyl tiles except where otherwise noted. Each bedroom has a private external porch/sitting area (approximately 15'0" x 7'0").

Bedrooms # 5&6 (28'0" x 23'0") Traditional stone building with timber roof originally built, we understand, as a cottage hospital. Now converted into two bedrooms, each having en suite bathrooms, with shower, toilet and wash hand basin. Both bedrooms are air conditioned and have uncovered Patios.

Bedrooms # 7&8 (40'0" x 39'0" overall) Bedroom 7 has been extended to incorporate a sitting room/study (14'0" x 18'0") with glazed sliding doors on the North side and is air conditioned.

Bedrooms # 9&10 (40'0" x 22'0" overall) Air conditioned.

Bedrooms # 11 (24'6" x 20’7" overall) Traditional stone building with thick walls originally built as a stable. Now converted into a single unit with bathroom, having shower, toilet and wash hand basin, and divided bedroom/sitting area with air conditioning.

Bedrooms # 12-15 (67'5" x 22'0" overall) Block of four similar bedrooms with 12 and 15 facing South and 13 and 14 facing North. Room 12 is air conditioned. Rooms 13 and 14 have ceiling fans.

Bedrooms # 16&17 (40'0" x 27'0" overall) Bedroom 16 faces North and Bedroom 17 faces South. Both units are air conditioned.

Bedrooms # 18-21 (67'5" x 22'0" overall) Block of four similar bedrooms with 19 and 20 facing South and 18 and 21 facing North. Room 2 1 is air conditioned. Rooms 18-20 have ceiling fans.

Bedrooms # 22-25 (68'2" x 22'9" overall) Block of four similar bedrooms all South. Room 22 is air conditioned: Rooms 23 and 24 have ceiling fans.

Bedrooms # 26&27 (40'0" x 27'0" overall) Bedroom 26 faces North and Bedroom 27 faces South. There is a connecting door between the rooms.

Bedrooms # 28&29 (40'0" x 22'0" overall) Both bedrooms face South. Otherwise as Bedrooms 26 and 27. There is a connecting door between the rooms.

Generator Building

This building (8'0" x 16'0") was constructed in the last year to house the diesel 500KVA generator and electrical switchgear. The building is constructed with a concrete base timber stud walls clad in T1 11 plywood and has corrugated galvanized iron sheeting on a timber frame. The building is divided into two rooms, one for the switchgear and the other containing the generator. The diesel fuel tank is sited externally and elevated.

Magazine

Building of traditional cut stone with arched stone roof. In poor condition, but with excellent potential for renovation.

Swimming Pool

20'0" x 40'0" with tiled waterline and concrete flag stones surrounding the pool.

Pool Bar

A lean-to structure (13'6" x 14'0" overall) erected against the East cut stone terrace retaining wall. Timber roof. There has been a recent additional extension of approximately 7'0" x 7'0" to this area.

Pump Room

A timber lean-to structure (7'6" x 6'0" overall) juxtaposed to the Pool Bar building housing the pool pump and filter equipment.


Grounds

The grounds have been terraced and carefully landscaped. There are several mature trees on the property.

There is a paved driveway to the Hotel reception area at the front of the building with a turning circle. The main parking area is currently on the terrace immediately below with access by a stairway at the retaining embankment and wall.

There is a well established vegetable and fruit garden on the South West side of the property.

A ghaut (shallow valley) runs from the North to the South along the Western boundary of the property and is included in the property forming an interesting feature,

The Hotel as existing utilizes approximately three acres of the property which provides and offers significant scope for further development of the remaining 3.6 acres of freehold land.

Sewage Sewage is to septic tanks and soakaways on the property. This is the traditional manner in which sewage has been treated over the years in St. Kilts.
