St.Kitts and Nevis Island Information

NEVIS
1) Nevis is part of the two Island Federation of St Kitts and Nevis.
2) The Island is 36 square miles in area and is circled by a main road that is 21 miles long. The main mountain is 3,232 feet high and we have a population of 10,080.
3) Nevisians welcome visitors but are very conservative. The dress code is casual but nudity is frowned upon, if you behave with decorum you won’t have a problem on Nevis.
4) A Foreigner needs an Alien Land Holding License to own property on Nevis. This should take about two month for approval and any lawyer will have application forms and can assist you with filling them out.
5) Closing costs to be paid by the purchaser are calculated as a percentage of the purchase price and are as follows:
Legal fees (estimated) 2%
Alien Land Holding License 10%
Total 12%
The seller pays an additional 12% stamp duty to government at closing.
6) All beaches are public and have at least one established access. The best swimming is found on the Western coast between Charlestown and the Newcastle Airport.
7) There are a number of reputable General Contractors on the island. Coldwell Banker St. Kitts Nevis Realty offers a construction supervision service.
8) Fully serviced Lots (excluding beachfront) cost from US$130,000 to US$300,000/acre depending on the size and location and beachfront from US$400,000 to US$600,000/acre.
9) Construction costs vary US$150 - US$195 per square foot of roofed area depending on location, design and quality of finish. A 2,000 square foot house takes about 10 months to build.
10) There is a good Government water supply below the 800’ contour. Water costs EC$10 (US$3.70) per 1,000 gallons.
11) Electrical charges for an average family in a 3 bedroom house heating water with electricity is roughly EC$500 (US$185) per month.
12) Cable TV (42 channels) costs EC$160 (US$60) per month.
13) Grounds maintenance for 0.5 acre costs approximately EC$400 (US$150) per month.
14) Property management costs approximately EC$400 (US$150) per month.
15) A 3 bedroom house with pool (not on the beach) rents short-term for US$2500 to US$3000 per week in high season, US$1400 - US$1700 per week in low season. Rental commissions vary from 15% to as high as 50% on fully managed properties (such as Four Seasons). Long-term rental (6 months plus) from US$1200 to US$2500 per month and normally attract a 10-15% commission.
16) Maid services costs EC$10 (US$3.70) per hour.
17) Property insurance (fire, hurricane, earthquake) costs $1,200 for every $100,000 insured.
18) There is no personal Income Tax, Capital Gains Tax or Inheritance Tax. Annual Property House Tax ranges from US$800 to US$2,000 per annum.
19) The EC$ is tied to the US$ at a fixed rate of EC$2.70 to US$1.00. You can also have foreign currency accounts at most of the banks, this keeps your funds outside foreign currency controls.
20) Nevis has an excellent reputation as an off-shore financial centre with up-to-date legislation covering the formation of IBC’s and asset protection trusts.
21) An Economic Citizenship Program exists providing the possibility to qualify for citizenship through investing over US$350,000 in pre-approved real estate projects. Citizenship costs a further US$35,000 for the first family member and US$15,000 for each additional family member.
22) CITIZENSHIP BY INVESTMENT
Persons can apply to the Federal Government for Economic Citizenship provided that they are purchasing real estate in excess of US$350,000 in value and located in a pre-approved economic citizenship project. These approved projects are located in both St. Kitts and Nevis. The pre-approved projects in Nevis that I am aware of are both Condominiums and Villas:
a) Condos - Mount Nevis; Cliff dwellers; Hamilton; Nelson Spring
b) Villas - Jones Estate; Four Seasons; Cliff dwellers; Fern Hill; Bush Hill; and Hermitage.
Applicants pay an additional US$35,000 for the passport and an additional US$15,000 for a spouse and for each child.
23) CITIZENSHIP BY DONATION
The Federal Government have created a Foundation known as the Sugar Economic Diversification Project. Foreign individuals may apply for citizenship by making a DONATION of US$200,000 into an escrow account at National Bank. Applications must be made through a firm called “Henley & Partners” or through any local lawyer and are submitted to Dr. Ballantines office (I think that he is located in the Federal Financial Services Department). The applicant is charged an additional US$3,500 for the due diligence fee and the Donation is held in escrow until citizenship is granted. They do NOT have to pay the additional US$35,000 for the passport. However if they wish to have a spouse or children added then the Donation goes up in increments of US$50,000.

ST.KITTS

What to Wear
3) Kittians welcome visitors, but are conservative. light summer clothing may be worn all year. Nudity is not permitted at any beach. Swim wear or scant clothing should be never worn in towns or villages.
